The client needed a model for their data centre which would provide the edge needed in the highly competitive managed hosting market. Mace were brought in to join the design team for an aggressive value engineering process challenging the preconceptions of tier ratings and generate a resilient and scalable development specific to business.

This scheme converts an existing office/warehouse from shell into a 2 floor, 3 hall data facility starting from ground works to live operations inside 44 weeks.  

With Data Centre power consumptions being an ever increasing concern for operators, environmental issues are eased by selecting and benefitting from energy produced from bi-generation plant, using bio-fuel manufactured from waste.

Management challenges for the project include stringent cost and procurement measures including international tendering and product sourcing, set against strict programme milestones. The target total build value is £500/ft2 of white space, with a cost plan split profile for Day One Hall and the infrastructure at £800/ft2 of white space.

The project completion was in May 2008 with Mace meeting all KPI's and achieving further total project cost advantages.
