The Mace aviation sector team, assisted by MLogic, has met an important milestone for the British Airways commercially important person (CIP) lounge project at terminal 3 Heathrow. On 14th November the last of 38 pre-assembled showers and washrooms (pods) were installed on programme.
The new CIP lounge will provide BA’s first and club class passengers with facilities equal to those provided in Terminal 5 when BA's Australasia flights switch to T3 from T4 later in 2009.
To meet the demanding programme, the Mace aviation team recognised that it would need to exceed the build rate of several previous CIP lounge projects. One key to achieving this was to adopt a strategy for pre-assembling all the shower and toilet washrooms in an off-site factory whilst the base build partitioning and high level services were installed on site. The team therefore awarded the pod package to Swift Horsman and an intense design and material selection period followed culminating in the construction of a full-size trial pod and approval by the client.
The pods contain fully integrated services with plug-and-play electrical connections and simple interfaces for the water and waste services. The pods came to site with all ceilings painted, floors fully tiled and with all fixtures and fittings pre-installed.
As well as providing a significant programme advantage, the off-site pre-assembly strategy provides a higher degree of build quality, less risk of damage on site, less labour on site, less packaging and wastage and fewer overall deliveries. In addition the team achieved an estimated cost saving on the project of approximately £100k.
MLogic, the logistics and general builder supplier on the project, evaluated, selected and managed the method of installing the pods on site for the Mace team. Installation involved the design of the loading gantry, transportation to the airside site, provision of lifting plant and equipment and agreement to obtain permits and night-time taxiway closures. Over a period of four weeks, the pods were lifted by a long-reach hi-ab wagon onto a gantry six metres above the apron and from there moved into position. Between three and five pods were installed per night to meet the milestone deadline and allow the leave-down partitions to be closed up and fit out to continue.
